So what’s this all about? . . . . have you ever seen a cartoon of someone sawing the branch off a tree . .  but he’s sitting on it at the same time?  . . . That is what this page is all about. . . . I hope you find it humorous. . . . but please look past that and find the SERIOUSNESS OF THE MATTER. . . Serious . . .  as in a CONSPIRACY to defraud.
You see, solicitor Daniel Joseph Ginsbury Ptnr at Ingram Winter Green Islington, wrote me a letter on 2nd June 2005. . . In that letter he states  . . “our client genuinely had no knowledge of any disputes between yourselves and the previous freeholder” . . . and  then more poignantly . . . “Please appreciate that this situation was clearly not of our client’s (Fineland Properties Ltd) making, nor within our client’s knowledge until very recently.”  
WHICH OF COURSE WAS A TOTAL LIE.
So what disputes you ask? . . Well if you go to www.croydoncouncil.info a huge site of mine you can read all about it. . . . briefly, for instance, the previous freeholder submitted false plans to Croydon Council, that they accepted, showing part of my property as his . .  I had to sort that out both physically, including fending off the disgraceful threatening behaviour of Croydon Met Police, and in Crown Court . . read about that on www.metpolicecroydon.co.uk  and www.metpolicelondon.co.uk . .but sort it out I did. . . I BLOCKED THE DOORWAY AND MADE THEM GET THEIR OWN  . . THEY DID IT . . . THE HARD WAY

Then there is the business of the flue that had to be installed for the Take Away shop underneath my flat. As you can see  . . It’s not very clever is it?  . . It practically goes into our window . . . yes that is OURS next to it . . . not only did it break every law there is on the installation of such flues. But it was a menace to health, a public nuisance and a fire risk. You can read all about that too on www.croydoncouncil.info .  .
I complained bitterly to LBC about this but they totally ignored me. As did the previous freeholder Suryakant J Patel and the proprietor of the shop Mrs P Dyer.  . . . all to no avail.  . . they all tried desperately to completely ignore the matter and Croydon Council were perfectly prepared to make us put up with it . . .they were quite prepared to poison us . . . they didn’t give a shit . . . .  EXCEPT FOR ONE SMALL MATTER they had  all overlooked.  . . Croydon Council had given them planning permission to install the flue ON OUR PROPERTY  . . . and even they couldn’t find a way to ignore that. . . . In the end LBC had to tell them to take it down . . and the Local Government Ombudsman fined them for their disgraceful behaviour. . . . so again . . .  I got that sorted .
 LBC had to threaten them with Court action  if they didn’t comply. . . . so of course they did  . . THE HARD WAY.
 In addition the freeholder owes me over a thousand pounds in my solicitors fees.

NOW WE come to the best bit.  . . You see Fineland Properties Ltd haven’t got to worry about buying a property with all these problems and very real disputes. Because all they have to do is sue the Solicitors that allowed them to buy the property without making any enquiries before contract  . . or . . . who  forget to mention that they had received answers to such enquiries.  . . . SIMPLE . . .
Well not quite . . . Daniel Joseph Ginsbury . . IS THEIR’ SOLICITOR. What his statement in his letter to me should have read is  . . “I W G’s clients Fineland Properties Ltd, had no knowledge of any disputes between yourselves and the previous freeholder and yourselves, because I, DAN GINSBURY AM A TOTAL STUPID WANKER of a Solicitor who forgot to make enquiries before contract. I didn’t make any enquiries to Croydon Council about the impending Court order or to the proprietor of the shop or even the people upstairs, yourselves. Of course if I had done so our client’s would have known all about it”
AND IF YOU BELIEVE THAT you’ll believe anything. I have asked D J Ginsbury to confirm that he did not make enquiries before contract . . . many times. And he has steadfastly refused to enter into any correspondence on the matter whatsoever.
The reason is of course . . that if  Dopey Dan did make those enquiries and received answers, as is most likely then his letter to me was a complete and deliberate falsehood. Worse than that he would not have made that falsehood off his own back . . He must of consulted with, and taken instruction to do so from his client’s.
Which means they CONSPIRED TO LIE AND DECEIVE  in order to DEFRAUD US of our claims against any freeholder of the property., in other words them.
 Which would make Daniel J Ginsbury a scheming lying piece of pig shit, low life gutter scum, prepared to lie and cheat for a few pieces of silver.  . . (and he hasn’t denied it)
Now,  we have the problem of rot in my floors . . . and the lack of Insurance. . . the proprietor of the shop had to install soundproofing under my floors. . . without getting too technical it is going to rot my floors because of the way it was done. . . apart from that they totally ignored the Party Wall Act of 1996 . . quite contrary to the law . . . they did not consult me at the time and have totally ignored my many letters ever since. This is very stupid of them because when my floors rot they will be to blame according to that Act and will be liable. . . .
But it’s worse than that . . . the very 1st thing the new freeholders Fineland Properties did when they bought the place was cancel  MY INSURANCE . . that I HAD PAID TOWARDS and had MY NAME ON  . . . .and as far I know they haven’t even bothered to replace it.  They certainly haven’t bothered to tell me about it. . . and  now I’m going to sort that out too.
 THESE PEOPLE NEVER LEARN THE EASY WAY.
THEY ALWAYS HAVE TO BE MADE TO DO WHAT THEY SHOULD HAVE DONE IN THE FIRST PLACE. . . . THE HARD WAY. . . And I’m just the guy to do it,

 These sites were created because Solicitors Ingram Winter Green and Denniss Matthews  will not respond to my many letters, and because The Law Society will not investigate all this:-
 The reason these sites are still here presumably, is because they are ALL not willing to answer the simple question . . “Did you or did you not conspire with your clients, S J Patel, Nathan & Ruth Teitelbaum of Fineland Properties Ltd,  to deliberately LIE, CHEAT and DECEIVE in order to DEFRAUD me of my  considerable claims against them?” . . well not in Court anyway. . . lying is one thing . . perjury another.  All the content of these sites is based on that premise, and NONE of it has ever been denied or even contested.
 For the removal of doubt, I have never called Daniel J Ginsbury “a lying, conniving, scheming piece of pig shit, low life life gutter scum”.
I merely ask the question? If all of the above is true would that make him one? Daniel Ginsbury declines to ans either the former or the latter. It is true that I accuse IWG of being a bunch of total Wankers for allowing these sites to be here and are not able to fathom a way out of this dilemma.
